We have a simple price structure that keeps prices the same for all of the year so that families pay the same price during peak periods and school holidays as at other times throughout the year.

South Barn comprises three separate 2 bedroom accommodations that each sleep up to 4.

Prices include all bed linen, towels, gas, water and electricity. A deposit is not normally required. We will be in contact regarding payment arrangements following your booking confirmation.

Terms and Conditions

1. The Hirer shall have the right to occupy the Property specified on the confirmation for the agreed period.
2. The Hirer is responsible for the safety of all children in the booked party while staying at Connetts Farm.
3. The cottages are for the sole use of the named persons in the booked party & no other persons, other than those in the booked party, may stay in the cottages and no visitors are allowed without prior permission from the management which may incur extra charges.
4. The booking is not transferable.
5. In the event of non-arrival or cancellation by the Hirer within 3 weeks of the date of arrival, the full amount due is payable unless otherwise agreed.
6. In the unlikely event of the owners having to cancel any confirmed booking, their liability will be limited to the refund in full of any monies paid.
7. Unless otherwise specified, payment to be made in full by bank transfer, at the latest 3 weeks before date of arrival. Any deposit paid on booking is totally non-returnable.
8. The arrangement of any cancellation/theft/damage insurance cover required by the Hirer is the responsibility of the Hirer.
9. The Hirer will permit the owners or his agents the right of entry to the property for the purpose of inspection or to carry out repairs.
10. Bed linen, towels, gas, electricity and water is provided with no extra charge.
11. Bookings are from 15:00 on day of arrival to 10:30 on day of departure unless otherwise agreed.
12. Guests are requested not to cause annoyance or nuisance to other residents and to leave the cottage in a clean and tidy condition.
13. Pets are allowed in the cottages, please notify us upon booking.
14. The owners reserve the right to evict from their property, any persons at any time deemed by them to be in breach of these terms and conditions without refund of any monies paid.
15. A supplied guest registration form must be completed by all guests before departure.
